Below appears the full deed regarding the land located at 1001 Maynardville HWY now known as the site of the Paulette School Project, formerly known as the Hurst property.



WARRANTY DEED
THIS INDENTURE, made this 30th day of September, A.D., 2009, between

M. BRENDA JACKSON and husband GERALD S. JACKSON, NORMA JEAN H. MAGUIRE and husband JOHN H. A. MAGUIRE, and CATHERINE HURST HOLLAND, and husband, FRED HOLLAND,

Of Knox County, Tennessee, First Parties, and

UNION COUNTY BOARD OF EDUCATION

of Union County, Tennessee, Second Party,


WITNESSETH:
that said First Parties, for and in consideration of the sum of Two Hundred, Seventy Thousand Dollars ($270,000.00) to them in hand paid by Second Party, the receipt of which is hereby acknowledged, have granted, bargained, sold and conveyed, and do hereby grant, bargain, sell and convey unto the said Second Party the following described premises, to wit:

SITUATED in the Sixth (6th) (formerly 1st) Civil District of Union County, Tennessee, and BEING known and designated as all of Lots One (1), Two (2), Three (3), Four (4), and Five (5) of the Cleo Hurst Property as shown on the September 5, 2008, survey and plat of same by Chris Rudd Surveyors, 6203 McNeely Road, Corryton, Tennessee 37721, drawing number 1842-C1827U, recorded in Plat Cabinet D, Slide 175, Map B, in the Register's Office for Union County, Tennessee, with said lots being bounded and described as shown on said plat and to which plat specific reference

is hereby made.

FOR REFERENCE SEE Deed Book "U", Series -7-, page 129, Deed Book "L", Series -7-, pages 302 and 308, and Deed Book "B", Series -6-, page 56, all in the Register's Office for Union County, Tennessee, and see the affidavit recorded in Miscellaneous Book 25, page 741 in the Register's Office for Union County, Tennessee.

This conveyance is made SUBJECT TO all applicable easements, restrictions and reservations.

This deed is executed and delivered in fulfillment to the Conditional Real Estate Purchase Agreement and the amendment thereto previously executed by the parties.

Gerald S. Jackson, John H. A. Maguire and Fred Holland join in this conveyance to quit-claim any right, title and interest, they may have in the above described real property and do not join in the covenants and warranties herein stated.

This instrument was prepared without an examination of title unless provided by separate document, in
which case such title opinion, if any, may only be relied upon by the person or persons to whom it is
addressed, and is not to be relied upon by any other person or persons for any reasons or purposes whatsoever, and the preparer of this instrument otherwise makes no representations of any kind to any persons as to the status or quality of the title, or as to any restrictions, zoning, or fitness for any particular use, or the accuracy of the description, or of the legal disability or competency of any party to this instrument, or as to any other matters. The preparer of this instrument has provided no legal advice or counseling to any party to this transaction concerning any federal or state tax consequences of this transaction, and any affected party hereto is advised to seek the advice of a competent tax attorney or a certified public accountant with respect thereto prior to closing. The preparer of this instrument has not acted as Settlement Agent or Closing Agent with respect to this transaction unless same is documented by all customary Settlement Documents and Closing Statements, or as may be required in conformity with law, as applicable, and signed and fully executed by all necessary parties to such transaction.

With the hereditaments and appurtenances thereto appertaining, hereby releasing all claims to homestead and dower therein. TO HAVE AND TO HOLD THE said premises to the said Second Party, its successors and assigns forever.

And said First Parties, for themselves and for their heirs, executors and administrators do hereby covenant with said Second Party, its successors and assigns, that First Parties are lawfully seized in fee simple of the premises above conveyed and have full power, authority and right to convey the same, and that said premises are free from all encumbrances except all applicable easements, restrictions, and reservations, if any, and the 2009 Union County real property taxes which shall be prorated between the parties as of closing, and that they will forever warrant and defend the said premises and the title thereto against the lawful claims of all persons whomsoever.

Whenever in this instrument a pronoun is used it shall be construed to represent either singular or plural, as the case may demand.
